Looking after the roof of our house is the first and possibly most important step to caring for the long-term life of any house. Because, if roofs left unchecked then the cracks in roofs can lead to damage in the roof and throughout the building, with the most serious and costly scenario being a total replacement of the roof and ceiling.
A properly executed maintenance program will add years to the life of the roof by detecting minor problems before they become major, as well as providing better protection for, and avoiding interruption of, the internal functions of the building.
Our roofs are constantly exposed to the harsh whether conditions like rain, heat, wind storms etc. These factors lead to normal aging of the roofs. Small issues like stress concentration, inadequate ventilation etc can lead to shortening of the roof’s lifespan.
The maintenance task of a roof is not a difficult one. It can be completed in a short period of time and very easily. It only requires one or two people and only a small area is required for working.
It is very important to take timely actions where roofs are concerned because it is one of the largest investment for any homeowner and if left unchecked can lead to serious damage which can affect your entire house. Like a leaking roof can cause serous damage to your house if not checked on time. So, if you notice any kind of defect in your roof, get it fixed at the earliest and save your money on costly repairs.
Roof leaks can arise not only in old houses, but also in new ones. Very often leaks appear in those areas where roof materials and roofing products connect to walls or some other parts of building that are not part of the roof. Metal flashings can prevent this problem. Different metal flashings are available on the market today. They are made from copper, tin, galvanized steel, lead, rubber and aluminum.
Periodic inspections are very important for the roofs. They should be done once at the end of the winter season and second in the starting summers. Also do check your roofs in between after a strong wind storm or rain or snow fall as these are the times when your roof gets most affected.
Don’t allow unqualified personnel to maintain your roofs. Be aware that wise maintenance will prolong the life of any roof ” even the best of them.
